| Modular, Manufactured, or Prefab? Cutting through the jargon. |
A lot of people talk about manufactured housing and modular housing as popular alternatives to consider for a new home, yet many people are confused about the differences between each type of housing construction. All of these types of homes are a form of “factory built” homes and have portions of their construction process completed inside a quality controlled factory setting. To hopefully end this confusion we’ve boiled it down and explained the defining essence of each category of construction:
Modular Homes: These are homes comprised of at least 2 or more modules that have been built in a factory and are shipped to their building site for final assembly and installed on a foundation. These sites are built to meet state or local building codes and require a builder to finalize the installation of the modules. Panelized Homes: Just as they sound, these are homes that are shipped in flat panels that are transported and assembled on site. Panels include whole walls with windows, doors, wiring and outside siding. The homes must meet state or local building codes where they are sited. Pre-Cut Homes: These kit homes are built and cut in to design specifications in factories and transported to the site for assembly. Popular pre-cut homes include kit, log and dome structured homes. These homes must meet local, state or regional building codes. Manufactured Homes: These are homes built entirely in the factory under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). Manufactured homes may be single- or multi-section and are transported to the site and installed. Mobile Homes: This is an old term used for factory-built homes that were produced prior to June 15, 1976 when the HUD Code came into effect. |
