Modular Homes Building Process
Modular home building follows a relatively standard process including:

1. Acquiring Land – This is self-explanatory.  You have to select a parcel of land on which you will build your home.

2. Select a modular home manufacturer – Many manufacturers will only ship to certain states.  Make sure you find a manufacturer that will build a home you can transport to your state.  You’ll want to find a local builder, but keep in mind a manufacturer may not be local.  Some people find a trusted builder first and then ask for a reference to a manufacturer.  Most local builders have endless relationships with manufacturers, so you may get a good recommendation going this route.

3. Select Modular Plans – Once you have land on which to build your home what manufacturer you want to build your home you’ll need to select a floor plan.  Most manufacturers provide a wealth of choices.  The engineering staff will work with you to customize your home any way you like. 

4. Order Plans – Once you decide on the plans you want you’ll have to place your order with the manufacturer.  Be sure you adhere to any wants a manufacturer may have as these will vary from company to company.  The manufacturer will sign an initial contract with you and then have their engineering team review the plans to make sure everything is in place.  Once this occurs the factory will start creating your home.  How long it takes to build your home will depend on the manufacturer, though most homes are built quickly, within a few weeks.

5. Site Preparation – While your home is being built at the factory, you’ll need to have the foundation for your home built on the build site.  Your local builder will work with you to prepare the site for delivery.  Usually this helps reduce construction time as well because the foundation is built at the same time the home is being built at the factory.  You will have to make sure you get any permits you need to have your home built to code.

6. Delivery Modules – Once the factory finishes building your home they will ship your home to you on large flatbed trucks.  Each piece of the home is placed on the build site on delivery by crane, and the builder you select will fasten each piece of the home together. Once the home is setup any custom changes or trims can be added.  If for example you want to finish the basement in your home you can do this with your builder after delivery.

7. Utilities Hook-Up – Once your home is in place you’re contractor will work with you to hook-up utilities.

8. Subcontractors – You need subcontractors to set up plumbing, electricity and drywall.
