Page 2 of 6 Site Preparation For Delivery Modules Unless you make other arrangements (usually through your builder) you will be responsible for preparing your site for building. Here are some things you’ll need to consider for site preparation: Permits – Check in with your local and state government to find out what permits you will need to build your modular home. Clearing of site – You will need to clear the land your home will be built on. This includes clearing the land of any shrubs, trees, overgrowth and other barriers that may proper placement of your home. You can work with your builder to do this. Excavation – Excavation typically includes removing trees, shrubs and other obstacles from the plot of land you plan to build your home. Part of excavation also includes preparing your home for connection to underground sewer lines or a septic system. A contractor will help dig underground trenches where you can also run utility lines and cable services while excavating. Footings, foundation and slab – With your builder you’ll have to arrange for a foundation hole dug and for footings and other materials to be set in place for your home to settle on. You’ll also have to install a foundation for your home. The cost of placing a foundation will vary depending on the side of your home and condition of the lot you select. Foundations located on a sloping lot for example require a great deal more excavation and therefore more money to create a level platform. Sometimes the contractor must reinforce foundation walls to prevent added stress to the foundation. This is common in areas where the soil is not ideal. Grading – During preparation a contractor will ensure that your lot is created on suitable grades. This is vital for reducing any water drainage problems you may experience in the future. Proper grading will also ensure that your driveway is easily accessed. Waterproofing – The property you’ll place your home on needs to be graded to ensure satisfactory drainage. You’ll have to have a skilled contractor handle this for you. Sewer and Septic – Arrange ahead of time for a septic system to be installed on the property or arrangements for your home to be hooked up to the municipal sewer system in your city. Termite protection – Before building at your site have an exterminator come out and check for pests including termites, which can wreak havoc on a new home. Removing this problem before your build will save you time, money and many headaches in the long run. Local inspection – Once your foundation is set you can have a local inspector come to make sure that everything is up to code and you have the proper permits for the build. Clear access for modular delivery – You’ll need to make sure the flatbed trucks delivering your home have plenty of room to maneuver. Make sure there are no natural barriers including trees for delivery and no artificial ones including inconveniently parked cars. Driveway – Make sure you have prepared space on your plot for your driveway. You may need to clear extra space to accommodate your driveway. You will incur multiple fixed and some variable costs while preparing your site for construction. Once your home is set on the foundation any work to finish tying up pieces are typically fixed. Variable costs include excavation, water and sewage hook-up, HVAC installation, trenching and grading. |
