Delivery of Modules
Most modular homes are delivered on flatbed trucks within a few weeks of ordering.  Some homes can be built in as little as 2 weeks.  It may take up to 4-6 weeks however for your home to arrive from the factory to the build site.  How fast your home is delivered to your property depends on many factors including the manufacturers timeline, how much customization you need, the size of your home and the destination for your home.  Once your home is built and factory inspected, the manufacturer ships parts of your home to the build site.

After your home reaches the built site, there are many tasks that need to be finished before your home is ready to occupy.  It usually takes between one and three weeks for contractors to tie up all the details that need to be finished at the build site before you can occupy your home.

Specialized contractors needed at the site
Here are some of the more common tasks that need doing before you can move in:

1. The builder will need to connect each piece of your home.
2. You will need to have the plumbing and electrical systems hooked up in your home.
3. Outside and interior finishes and carpentry may be completed at the build site.
4. Your builder or HVAC specialist will help you install your heating and cooling system.

Each of the tasks performed at the build site need specialized contractors.  You will for example need an excavator to help clear your landscape.  You may also need a foundation specialist to dig and place your foundation, an HVAC specialist, plumber and electrician, and perhaps a general contractor to install carpets, paint, drywall and even finish the floors occasionally.  You are better-off hiring a general contractor to oversee all of these tasks rather than try to manage them yourself.  A general contractor typically manages a build site project from the point of delivery to the point where you are ready to occupy your new home.

If you don’t have time or don’t want to get involved in the final construction phases of your homes delivery and assembly you can ask your manufacturer about turnkey operations.  This choice is discussed more in the next section.  A turnkey operation handles all the details of delivery and site construction for you, so you can just move in to your new home within about 8-12 weeks after ordering your home from the manufacturer.  While slightly more expensive than handling some of the details of the build site yourself, many homeowners prefer this choice for the convenience and lack of hassle involved.
