 Modular Home Assembly and Site Work Completion Details
Some final structures may need finishing when your home arrives at the build site. 
Depending on your modular home plan, these structures could include:

  • Finished basement.
  • Garage.
  • Deck or patio.
  • Front or back porch.
  • Fireplaces.

The manufacturer is responsible for creating the basic structure for your home.  The general contractor you hire is responsible for most of the on-site details, including managing your foundation contractor, electricians, plumbers, painters and HVAC specialists. 

Tying it all together
“Button up” work is a term sometimes used to refer to the final stages of building a modular home.  Button up work occurs after your home is set on the foundation.  Once this occurs your general contractor should manage most of the tie up work that needs to be performed to ensure your home is fully functional.  This includes:

  • Sealing the home to make it energy efficient.
  • Coating interior surfaces to prevent damage.
  • Preparing and finishing the outside of the home including placing siding.
  • Installing exterior and interior decorative features.
  • Sealing all pipes within walls.
  • Connecting plumbing
  • Installing HVAC
  • Drywall installation and painting.
  • Insulating the home.
  • Installing vents for bathrooms, dryers and stove tops.
  • Insulating and finishing the basement.

Once the manufacturer has finished building your home you have two delivery choices.  You can opt for a turnkey operation, which handles all the details of the build site for you, or you can select the less expensive set on foundation choice.  Each of these is described in more detail below.
