Turnkey Modular Home Option
Turnkey option modular homes are one choice if you don’t want to mess with all the responsibilities associated with site preparation and building once your home is delivered. Many manufacturers offer turnkey opportunities that allow you to move into your home as soon as it is completed.  Some turnkey operations offer land parcels and homes, whereas others allow you the opportunity to select your own land. 

Obviously the biggest advantage you stand to gain from working with a turnkey is you don’t have to worry about selecting a builder.  You also won’t need to worry about a general contractor or taking care of the many tedious details of preparing your site for delivery and installation.  This can speed up the time it takes to move your home from the factory floor to the build site.  You can often occupy your home much faster.

Of course, the downside is you get less say in what goes on during the build site.  You don’t have the opportunity to interview your own contractors and you aren’t managing the installation process to make sure everything goes as planned.  While some owners don’t mind this and trust that their manufacturer will work with reputable companies, other homeowners prefer to have more say in the home building.
