There are some design limits you may have to consider when buying your modular home.  First design restrictions often involve economic considerations.  If you plan to build a home with unusual designs or customization that is out of the ordinary you may have a few hurdles to overcome.  Fortunately you can usually overcome these with ease if you know what to expect ahead of time.  

Logistical considerations
In some states for example it is expensive to transport boxes wider than 14 feet.  Your plans must conform to road restrictions so you can transport your home affordably to your ideal location.  One limit you may face is local deed controls.  Be sure the style of home you select accommodates the rules in your neighborhood.  Usually this is not a problem but some neighborhoods do have rules or other restrictions.

Local Bylaws and codes
You’ll also want to make sure your home meets local heating and cooling laws, is up to code for high wind standards if you live in a high wind area for example.  Local design controls are in place in most areas.  When getting a permit to build your home you should check out these controls to see what you can and can’t do reasonably.  Some communities are so strict city authorities limit the colors you can select for exterior paint. Keep in mind however most limits are easy to allow and reasonable, so don’t worry too much about painting giant pink flamingos on the outside of your home unless you really want something that speaks to a different crowd.

Modifying Manufacturers Plans
When selecting a manufacturer you should look for someone that is excited to help you customize your modular home.  Fortunately adapting a manufacturer plan is easy when you buy a modular home.  In fact, most manufacturers expect that you will make some changes.  They have a design team of qualified engineers available to help you in any adjustments you need.  Some may charge a bit more for unusual requests or customization but by and large you should be able to find a contractor that is more than happy to help you.  Fortunately you can easily adapt most factory models to create various custom features without costing you much in the way of changes.
