One of the best ways to understand the advantages of modular homes is by looking at the disadvantages of site built homes. Fortunately there are not too many disadvantages to buying a modular or site built home.  A modular home does have some advantages however over site built homes when it comes to disadvantages.  Perhaps the biggest disadvantage of a stick built home is that it takes a lot of time to build your home.  Remember a stick or site built home is erected on permanent foundation at your build site.  Usually this process can take months whereas a modular home only takes weeks to build.

Keep in mind that during the construction phase your site built home is subject to the elements.  That means rain, hail, snow, excessive heat and sun penetrate your construction site day in and day out.  A severe storm with lots of wind can damage your home during the construction phase and lead to costly repairs.  Broken windows, blown away shingles, mold and mildew are just a few of the problems that may result from exposure.

Builders often also use far less materials when building site built homes than modular homes.  Remember most manufacturers use 20-30% more materials when building a modular home because they want to make sure the home can withstand the rigors of transport, delivery and assembly.  That translates into better quality and better durability.  While you may think this will cost more you actually don’t pay a penny more for the added material.  What you do get however is peace of mind knowing your home contains only the highest-grade materials.  You’ll rest assured knowing the walls in your home are reinforced and can withstand he test of time.

You’ll probably spend a lot more time and money on a site built home than a modular home.  Most site built homes are also not as easily customized as modular homes.  That’s not to say you can’t customize your site built home.  You can.  Only customization for a site built home usually adds a long time to the construction. You’ll have to consult with designers, the builder and other contractors. Customizing a site built home also costs a bit more than customizing a modular home.  Most modular home manufacturers expect to making changes to their floor plans and basic design.  In fact, most have a team of engineers readily available to help homeowners customize their home.  Even better when you customize a modular home you don’t add weeks on to the building and assembly process.  Customizing often takes no longer than crafting the basic modular home your manufacturer provides.

Modular homes will withstand the test of time.  Remember that manufacturers have had the opportunity to build dozens of similar homes.  During this process they can easily iron out any kinks in their processes to make sure nothing goes awry when building your home.  This is not the case with site built homes, where every home presents its own unique challenges.  Some features of a home may not work out on a site built home, but the builder or owner may not find this out until it is too late and costly to repair.  Fortunately you can minimize the risk for problems by opting for a time-tested modular home.   It’s easy to see why modular homes are rapidly gaining popularity.  They offer far too many benefits to ignore in the housing market.
