Selecting An Independent Builder
Selecting a qualified builder is just as important as selecting a manufacturer to craft your custom modular home.  Fortunately there are many steps you can take to verify an independent builders credentials and ensure you get someone that will do the job right the first time.
Your on-site modular home builder is your go-to person that will be responsible for getting your home liveable once the modular housing components have been delivered.  There is still a lot of steps to be completed at this phase, and can also be the longest phase in your modular home building process.  It is important to get a qualified builder that has past experience completing a modular home installation.

Modular Home Independent Builder Checklist
Here are some steps you should follow when selecting a builder for your home:

  • Verify their experience. You don’t simply want a builder that has experience building homes.  You want a builder that specifically has expertise building modular homes.  The manufacturer might be able to recommend a few people in your local area to check out.  Ask them how many modular homes they have built.
  • Check references.  Most reputable builders will happily provide you with a list of references.  They should be able to refer you to homes they have built successfully.  If you can’t check these homes out, find someone else.
  • Written estimate.  Find out how much it will cost to build your home.  An independent builder should be able to provide you with a defined cost for building a modular home.  Unlike a site built home the builder should not include many hidden or unexpected costs.  Make sure the cost is reasonable and matches your budget.  You should also interview at least 2-3 builders so you can compare costs and make sure you aren’t overcharged.
  • Certificate of Insurance.  Make sure the builder has insurance.  If something goes wrong you don’t want to be left figuring out the mess yourself.  Any reputable builder will guarantee their work and have insurance to back up their claims.
  • Legal review of contract.  Make sure the builder provides you with a contract.  In this contract the builder should outline exactly what he or she plans to build, where and when.  The contract should include any specifications related to the house or details about the interior or exterior of your home.  You may want to have your contract reviewed by your legal representative to make sure it includes all necessary items.
  • Verify resources.  Verify the builder has the resources necessary to complete your job on time.  One way to do this is simply by verifying the builder has set up shop somewhere and has completed other homes on time.
  • Verify licences.  Make sure the builder has up-to-date licenses.  Your builder should gladly show you any licensing he or she has.  Make sure the licenses are still valid.
  • Legitimate business.  Verify the builder has a street address.  If you can you should be able to stop in and see the office to make sure the builder runs a lawful business.

Additional considerations
You’ll also want to make sure you select a builder you can communicate well with.  Select someone that appears helpful and informative and is willing to answer your questions and provide any added information you feel you need to understand the building process. A builder should happily guarantee their craftsmanship and easily get any permits they need to complete your home on time.  You should also make sure the builder will create a schedule of tasks.  Review the schedule and make certain it makes sense.  Verify your start and end date with the builder and include this information in your contract.
